This one touch alone will trigger more conversations than anything else in your system. It’s personal, it’s financial, and it matters to them.
- Hyperlocal Market Updates: Not a generic market newsletter — a 60-second video specific to their neighbourhood. “Here’s what sold on your street last month, here’s what it means for your equity.” People share these.
- Life Event Recognition: Birthdays, home anniversaries, job changes, new babies — when you acknowledge real life moments, you stop being a salesperson and start being a person who pays attention. A handwritten card beats an automated email every time.
- Local Connection: Share something genuinely useful about their community. A new restaurant, a local event, a contractor recommendation. Be the connector, not the marketer.
When you lead with value consistently, asking for referrals becomes easy — because you’ve earned it.
Step 4: Make Asking for Referrals a Natural Part of the Conversation
Most agents are terrified to ask for referrals directly.
They drop hints, hope for the best, and then wonder why their phone isn’t ringing. Here’s the truth: if you’ve been providing genuine value to your SOI, asking for referrals is not awkward. It’s expected.
The best time to ask is right after a win. You just closed a deal, your client is thrilled, emotions are high. That is your moment.
A simple, direct question works perfectly: “I’m really glad we got this done for you. If you know anyone else thinking about making a move, I’d love to help them the same way.” Clean, simple, no pressure.
You can also normalize referrals throughout the year. When you’re on a check-in call with a Tier A contact, near the end of the conversation: “Hey, I’m always looking to help good people the way I’ve helped you. If anyone comes to mind — buying, selling, or just wanting to understand what their home is worth — send them my way.” That’s it. No script, no pressure, no awkward pitch.

- Number of referrals received (and from whom)
- Percentage of closed business from SOI vs. other lead sources
- Database growth (new contacts added)
If your referral numbers aren’t growing, the system is broken somewhere. Either you’re not touching people enough, you’re not providing enough value, or you’re not asking. The data tells you where to fix it.
