We’re not talking about posting pretty pictures of homes and hoping for likes. This is about building a brand that converts—into DM convos, into listing appointments, into commission checks.

- Value – Teach something. Show behind the scenes. Share your perspective.
- Call to Action – Get the viewer to comment, DM, or visit your link in bio.
Example:
Hook: “Here’s why most Calgary sellers are losing $15,000 at closing…”
Value: Explain the pricing mistake, share a story, show how you prevent it
CTA: “If you’re selling in 2025, shoot me a DM before you make this mistake.”
Simple. Tactical. Repeatable.
Step 3: Use AI to Make You Faster, Not Lazier
Let’s be honest—most agents say they don’t have time to post. What they really don’t have is a system.
This is where AI tools like ChatGPT can give you an unfair advantage—if you use them right.
Here’s how I coach agents to use ChatGPT for Instagram:
- Create 30 content ideas for your target audience in 10 minutes
- Write first-draft captions that follow the Hook/Value/CTA format
- Repurpose long-form content (blogs, YouTube, emails) into carousel posts
- Build swipe files of real-world scripts and story prompts that perform
Pair that with Notion or Google Docs to store and plan your content calendar, and now you’re showing up daily without burning out.

Step 4: Post Like a Creator, Not a Billboard
Instagram isn’t a classified ad. It’s a stage. And the agents winning right now are showing up like creators, not salespeople.
Here’s how to think like a creator:
- Story-first, not stat-first. Instead of “3 bed, 2 bath,” tell the story of the family that lived there—or the one who’s about to.
- Behind the scenes sells. Show your process. The open house prep. The negotiation win. The awkward showing moment.
- Talk to the camera. Get on Reels. Be in Stories. Build connection and trust by letting people see your face and hear your voice.
This isn’t about going viral. It’s about becoming the local celebrity in your niche. If your name isn’t coming up in group chats when someone says, “We’re thinking about selling,” you’ve got work to do.
Step 5: Reverse Engineer What’s Already Working
Want to shortcut your growth? Steal like an artist. I teach all my coaching clients to build a “viral swipe file” inside Notion.
Here’s what to look for:
- Reels from other Realtors with high view counts
- Carousels with strong saves/comments
- Hooks that grab attention in under 2 seconds
- CTAs that actually drive DMs or clicks
Don’t just copy—adapt. Put your own spin on what’s proven to work.
This is how I’ve helped agents go from 200 views to 10,000+ per video without dancing, trending audio, or gimmicks.
Step 6: Treat Engagement Like Prospecting
This is where the game changes. You can’t just post and ghost. You need to treat engagement like outbound.
Here’s your daily Instagram engagement routine (10–15 mins max):
- Respond to all DMs and comments
- Comment on 5 posts from ideal clients or community accounts
- Drop 5 Story replies to people in your farm or network
- Answer any polls or question boxes in your feed
This builds familiarity. Familiarity builds trust. Trust gets you in the door.
And yes—this works even if you have a small following. Stop worrying about follower count and focus on connection count.

Pro tip: Use a tool like Manychat or your CRM’s lead form to automate responses and follow-up.
Step 8: Follow the Daily-Weekly-Monthly Content System
Consistency beats creativity in this game. Here’s a simplified system I teach inside our coaching programs:
Daily:
- Stories (3–5 slides)
- 10-minute engagement routine
- One DM convo with a potential lead or partner
Weekly:
- 2 Reels (1 educational, 1 personal/story)
- 1 Carousel post
- 1 live or talking head video
Monthly:
- Analyze performance (what’s hitting?)
- Batch record 6–8 short-form videos
- Update your swipe file with top-performing hooks and formats
This system scales with you. Whether you’re solo or running a team, the compound effect is real.
